All our holiday homes are designed to last quite literally a lifetime with very minimal on-going maintenance. As standard all our static caravan holiday homes are built in accordance with British Standard EN 1647* holiday home specification, and many (especially our large lodge homes) are built to surpass the higher British Standard of BS3632.
Ultimately the amount you pay depends on; what size, layout, the fixtures and fittings included, the age of the home:
Starting from £12,500 for a pre-loved static caravan (example: a 36ft x 12ft 2005 2 bedroom caravan) whilst our brand new static caravans start from just £19,995 and go up to and beyond £100k.
Our brand new lodge homes start from as little at £94,910 and go up to £350k for a top of the range 50ft by 22ft luxury bespoke built lodge – in reality with a budget of between £100k and £175k you’ll find a vast choice of 2, 3 and 4 bedroom layouts all fully furnished and kitted out to the highest standard.
Owning a static caravan is a great lifestyle investment that offers you the freedom to holiday as often as you like without “check-in” and “check-out” times, and offer a genuinely less stressful alternative to owning a traditional holiday home or apartment due to the fact that you benefit from the parks professional team being on hand to not only maintain the park and grounds but also assist with any issues that might arise over time.
Plus owning a caravan on one of our UK holiday parks means that you, your friends and family also get the benefit of enjoying the use of the resorts on park facilities, such as; swimming pools, state of the art gymnasiums, saunas, steam rooms, lounge bars and restaurants etc – it’s like having a personal family membership at a luxury country club – although we do offer a fully managed subletting service on some of our parks, which allows owners the opportunity to put their holiday homes to work and generate them an income by letting them out to guests when they aren’t enjoying them. Purchasing a static caravan as an out and out monetary investment is not something we’d recommend.
A variety of our brand new static caravans come with double glazing and central heating and so warm up quickly and stay warm longer, which in turn allows you to take advantage of using your caravan in the colder and traditional “closed season” – you’ll find most of our resorts now stay open over the winter months as holidaying over the Christmas and New Year period is getting more and more popular every year! For the eco-friendly and energy conscious ask about our holiday homes that are built to surpass British Building regulation BS3632 as these homes have added insulation in the walls, flooring and roof construction. We also offer double glazing with latest technology argon gas sealed units that far surpass Fensa legislation requirements.
That would all depend on your personal requirement and budget as well as other factors such as when you will be most likely to use it and whom you will be using it with.
Example: if you plan on using your caravan predominantly as a summer weekend retreat then purchasing a super warm BS3632 built home might not be necessary. Having 3 or 4 bedrooms might be great for those odd few weekends when you and all the family might want to visit at the same time, but having a 2 bedroom model will often mean larger bedrooms and larger and more spacious living and kitchen area – the great news is that on all our resorts you’ll find that our experienced Ownership Team will be able to guide and show you through all the options so making that all important decision is easy-peasy and stress free.
All our homes are built in the UK. We use the leading static caravan and park home manufacturers to design and construct our homes. Such leading names include Willerby, ABI and Pathfinder. We always sell our caravan and lodges fully furnished and historically it has only ever been the “removable contents” (sofas, beds, curtains, TV’s, washing machines etc) that have been applicable to VAT (at the standard rate of 20%), the actual structure of the home wasn’t. The standard VAT on “removable contents” is still currently 20% but after much political wrangling in 2012 the government decided to levy a “value added tax” on the structure of all new static caravan holiday homes at the rate of 5% – This applies to all new static caravan sales. This rate came into force in April 2013.
All removable contents are applicable to 20% vat and the rest of the cost of the caravan is applicable to a 5% rate.
However, our holiday homes that are built to British Building regulation BS3632 are applicable to this newly implemented tax (they still have a 20% vat on the removable content mind you!).
Either way you will find that the prices that we published for all our static caravans and lodge holiday homes are inclusive of all taxes!
Park Fees – are inclusive of VAT at the standard 20% rate.
If you’re inquiring with regards to what your caravan on another park is worth, with a view to part ex on to one of our parks then this varies depending on: condition, age, make and model – the best analogy is to use cars: a 10 year old ford escort with 100,000 miles on the clock might be worth £300 whilst a 10 year old Aston Martin might be worth £200k. Ultimately the value of your caravan is subject to many variables.
Historically some holiday parks closed over the winter period (November to March) and some still do – if the park is closed, or if an owner doesn’t plan on using their holiday home over the winter period we would always recommend performing a “winterisation” procedure on their caravan. A full winterisation includes performing tasks such as: turning off the water and draining the water out of pipes, ubends and central heating systems. The great news is on all our Darwin Escapes locations we can offer this service to all our owners on request, all an owner needs to do is inform us the week before they wish to use the home again in the Spring and we’ll make sure everything is reconnected and turned on ready to use and enjoy!
No – if you call the BBC then they’ll try selling you one as they are naughty!! If you already have a TV licence at your home address then this will cover you for watching telly in your caravan – However, if you don’t own a TV licence at home you will need to buy one if you have a TV in your caravan. You will also need to purchase an additional TV licence if you wish to sublet your caravan or lodge as we can’t guarantee that everyone checking-in to your holiday home already has one!
Yes – one of the requirements of our Darwin Escapes owners licence agreements is that every holiday home owner on our parks and resorts has a “New for Old” insurance policy to cover their holiday home. There are many companies out there who offer specialist static caravan and lodge holiday home insurance. For a static caravan expect to pay between £200-300 per year and for a Lodge between £300-450. The price of insurance can vary depending on such variables as: the parks location, size and value of your holiday home and the amount of contents cover you might wish to have.
